Marbella Plans Major Eastward Expansion with More Than 6,400 Homes

Three New Development Areas in Eastern Marbella

Marbella has taken another step towards organising the expansion of the eastern side of the municipality. The town hall has approved the boundaries of three proposed urban development areas in La Víbora, La Vizcaína and the surroundings of Alicate, La Paz and Arroyo Sequillo.

Together, the sites cover almost three million square metres and could accommodate more than 6,400 homes if the maximum proposed building capacity is eventually approved. Land would also be reserved for affordable housing, hotels, businesses, green areas and educational facilities.

The decision does not mean that construction can begin immediately. Developers now have two years to submit detailed planning documents establishing the final layout of each area.

Up to 2,759 Homes Around Alicate

The largest development lies north of the A-7 motorway and accounts for approximately half of the combined area.

Its maximum-density proposal includes 2,759 homes: 350 detached houses, 947 open-market apartments and 1,462 protected properties. A lower-density alternative would reduce the total to 1,740 homes.

Plans also include a five-star grand luxury hotel with around 50,000 square metres of floor space, private facilities, commercial premises and extensive parks and gardens.

Almost 2,800 Homes at La Víbora

The La Víbora development covers land around Coto Correa and La Arquería-Cerro Toril.

The initial proposal includes 2,776 homes, of which 1,333 would be protected housing. More than 13,000 square metres of commercial floor space is also planned.

Existing streams would be incorporated as green corridors connecting parks, facilities and open spaces throughout the new neighbourhood.

Housing, a Hotel and Educational Facilities at La Vizcaína

La Vizcaína covers approximately 623,000 square metres south of the AP-7, close to La Reserva de Marbella, Artola Alta and Cabopino golf course.

Depending on the final plan, the site could accommodate between 685 and 872 homes. Land equivalent to 40% of the residential building capacity would be reserved for protected or affordable housing.

The project also includes a major educational facility, open spaces and land for private and hotel use. This could result in a second hotel serving the residential development.

A Long-Term Transformation

The current figures remain provisional. Each project must complete detailed planning, environmental and infrastructure reports and further administrative procedures before building work can begin.

The transformation will therefore take several years. If the maximum proposals are ultimately approved, eastern Marbella will gain more than 6,400 homes alongside new hotels, shops, educational facilities, parks and public spaces.
