Málaga approves new commercial building in Cerrado de Calderón with 300 m² and nine parking spaces
Málaga City Council has granted planning permission to Millor de Veritat SL for a new commercial building on a plot of around 1,000 square metres. The permit defines the characteristics of the development, but does not reveal which business will eventually occupy the premises.
Cerrado de Calderón is set to add a new commercial space to its local services. Málaga City Council has approved a project promoted by Millor de Veritat SL, a Barcelona-based company, to construct a new building for commercial use in this well-known residential area of Málaga East.
The development includes approximately 300 square metres of built space on a plot of close to 1,000 square metres, together with nine parking spaces linked to the property.
The material execution budget included in the planning file amounts to €439,370. This figure refers to the estimated cost of carrying out the building works and does not necessarily represent the project’s total final investment.
Granting the licence means the proposal has passed the relevant municipal planning checks and can move towards the construction phase, subject to the conditions established by Málaga’s Municipal Urban Planning Department.
A new commercial space for Cerrado de Calderón
The project is relatively modest in terms of building footprint.
Of the approximately 1,000-square-metre plot, around 300 square metres will be occupied by the commercial building, while the remaining land will be used according to the approved plans, including access areas, parking and outdoor space.
One of the most notable features is the inclusion of nine parking spaces, particularly relevant in an area where many daily journeys are made by car.
Cerrado de Calderón already has supermarkets, restaurants, shops, schools and other services spread across several commercial areas. The new development will add another element to this local network, although the type of business that will eventually operate there has not yet been made public.
The licence does not confirm which business will open
This is one of the most important details in the planning file.
The City Council has authorised a building for commercial use, but the planning licence does not identify a specific commercial activity.
Therefore, it cannot currently be confirmed whether the premises will become a supermarket, restaurant, specialist shop or another type of business.
Planning permission for a building and authorisation for a specific commercial activity are separate procedures. Once the future operator is known, the corresponding requirements for that activity will also have to be completed.
Any attempt to identify the future business before an official announcement from the developer or operator would therefore be speculative.
Who is behind the project?
The developer is Millor de Veritat SL, a company incorporated in Barcelona in February 2015.
According to Spain’s Official Gazette of the Commercial Registry, its corporate purpose includes real estate activities, particularly the operation and rental of property. The company is registered with the Barcelona Commercial Registry.
The company has remained active in recent years and, in January 2026, registered a €1.4 million capital increase, bringing its share capital to approximately €5.48 million.
However, the fact that the company operates in the property sector does not in itself reveal which business will eventually occupy the building.
The project will also affect existing trees
Development of the site involves more than simply constructing the new building.
The planning file includes specific conditions relating to the existing vegetation, following assessment by the municipal Parks and Gardens department.
The works allow for the removal of certain trees affected by the project, but the developer will have to comply with requirements concerning the replacement, conservation and compensation of vegetation.
A €6,937.82 guarantee has been established to secure compliance with these obligations.
The deposit is linked to the environmental conditions imposed by municipal technicians and may be released once the required measures have been properly completed and verified.
The development has up to 36 months to be completed
Initial project documentation envisaged a considerably shorter construction period of around three months.
However, the final municipal resolution establishes a maximum period of 36 months for completion of the works.
This does not necessarily mean the building will take three years to construct. The period simply sets the administrative deadline within which the development must be completed.
The actual construction time will depend on when work begins, the developer’s schedule and any conditions that need to be met before and during construction.
What does the planning approval mean?
The municipal decision essentially confirms that the submitted project complies with the planning parameters applicable to the site, according to the technical reports included in the file.
Málaga’s Municipal Urban Planning Department explains that building licences must be obtained before work begins and are used to verify compliance with urban planning rules and other applicable regulations.
The approval therefore does not mean the future commercial premises are about to open. It means one of the key administrative steps required before construction has now been completed.
From this point, the works must be carried out, the conditions attached to the licence must be fulfilled and, at a later stage, the necessary procedures for occupation and the final commercial activity will have to be completed.
Cerrado de Calderón continues to expand its local services
The project is located in an area of Málaga East that is predominantly residential but already has several clusters of shops and services.
Once completed and occupied, the new commercial building will add to that local offer.
For now, the confirmed figures are 300 square metres of construction, a plot of around 1,000 square metres, nine parking spaces and an execution budget of more than €439,000.
What remains unanswered is probably the question that will interest local residents most: which business will eventually open there?
