Oakmond Marbella: the new luxury and longevity resort transforming the former Incosol hotel


The project will feature 140 rooms, 28 private residences and a specialist centre focused on preventive medicine and wellbeing. Construction is due to begin this autumn after securing €145 million in financing from Goldman Sachs Alternatives.

One of Marbella’s biggest upcoming hospitality projects has taken a decisive step forward. The future Oakmond Marbella, which will be developed on the site of the former Incosol hotel, has secured €145 million in financing to move into its main construction phase.

The resort will combine luxury hospitality, private residences, preventive medicine, longevity, wellness, gastronomy and fitness on a site covering more than 53,000 square metres.

Construction is expected to begin in autumn 2026 and, if the current schedule is maintained, Oakmond is due to open in the third quarter of 2029.

From the historic Incosol to a new luxury resort in Marbella

Oakmond will involve the complete transformation of the former Incosol hotel, a name historically associated with health tourism in Marbella.

The new project retains that connection with wellbeing, but expands it into a much broader concept based around preventive and personalised medicine, health monitoring and longevity programmes.

Rather than treating medical services as an additional hotel amenity, Oakmond aims to make healthcare one of the main reasons for staying at the resort.

All of this will be integrated into a high-end hospitality environment designed to compete with major international luxury destinations.

140 rooms and 28 private residences

Once completed, the resort will include 140 luxury hotel rooms and 28 private residences.

The development will also feature extensive areas dedicated to fitness and wellbeing, medical facilities and a carefully designed food and drink offering.

Oakmond’s concept is based on allowing guests to combine a luxury stay with programmes focused on prevention, diagnosis and personalised health management.

Planned services include comprehensive medical diagnostics, personalised interventions, continuous health monitoring and data-driven clinical analysis designed to track a guest’s health over time.

A project worth around €260 million

The scale of the development is also reflected in the investment behind it.

The estimated construction budget for Oakmond is around €260 million.

Of that figure, Real Estate at Goldman Sachs Alternatives will provide €145 million through senior financing, while Ilanga Capital, chaired by Pelayo Cortina Koplowitz, will provide the remaining funding through equity.

The wider platform supporting the project has a total asset and capital base of more than €400 million, including investment, financing and associated real estate assets.

The agreement will support not only the completion of the resort, but also the development of its future clinical operations and longevity research programmes.

Marbella targets the growing longevity and wellness market

Oakmond is entering one of the fastest-growing segments within international luxury travel: trips designed not simply around relaxation, but around health optimisation, prevention and a deeper understanding of personal wellbeing.

The resort aims to position itself within this sector by combining premium hospitality with advanced medical and technological services.

Its model will place particular emphasis on longevity, an increasingly prominent concept within the global wellness industry focused on extending healthy life through prevention, diagnostics and personalised monitoring.

Next to Marbella’s future Four Seasons development

Its location also places Oakmond within one of Marbella’s most important areas for new high-end developments.

The more than 53,000-square-metre site is next to the future Four Seasons Marbella development, another major project expected to strengthen the city’s position in the international luxury tourism market.

The arrival of new hospitality brands, exclusive residences and specialist resort concepts is gradually reshaping the Costa del Sol’s luxury offering, positioning the region not only as a holiday destination but also as a location for major hotel and real estate investment.

Opening planned for 2029

After completing the design, planning and licensing stages during 2025, Oakmond is now moving towards a much more visible phase of development.

Construction is scheduled to begin this autumn, with an estimated build period of around 36 months.

That would place the resort’s opening in the third quarter of 2029.

If the current plans remain on schedule, the former Incosol will have been transformed into a major international resort focused on luxury, health and longevity, adding another significant project to Marbella’s rapidly evolving high-end hospitality scene.
