Málaga and the Costa del Sol have become one of Civislend’s main areas of activity in Spain. The property-focused crowdfunding platform has now channelled around €59 million into 31 projects across Málaga province, mainly linked to residential development.

The financed operations involve a total of 108 homes, as well as parking spaces and storage units, with a strong presence of detached housing schemes and projects in the high-end residential segment.

Marbella, Estepona, Torremolinos and Málaga city are among the locations where the platform has participated in property developments.

The figures also reflect the growing role of alternative financing models alongside traditional bank lending in the real estate sector.

More than €16 million financed in Málaga during 2026

Activity has accelerated particularly strongly this year.

According to figures released by Civislend, the platform has financed seven projects in Málaga province during 2026, mobilising more than €16 million.

These operations have delivered, according to the company, an average annual return of 11.47% for participating investors.

That figure should be understood as the reported performance of those specific operations and not as a guaranteed return for future projects.

Crowdlending investments involve risk, and each project has its own conditions, duration, interest rate and security structure.

The Costa del Sol gains importance in alternative property finance

Civislend’s presence in Málaga is closely linked to the strength of the local residential market.

For years, the Costa del Sol has concentrated high levels of development activity across primary residences, second homes and properties targeting international buyers.

Within this environment, Marbella and Estepona have become two of the most important high-end residential markets on the coast, while Málaga city and towns such as Torremolinos also continue to see significant property development.

This diversity means that crowdlending-backed projects can vary considerably in scale and profile.

From detached homes to luxury developments

Although residential property is the main focus of Civislend’s activity in Málaga, the financed projects are not all the same.

Operations include:

  • detached homes;
  • luxury housing;
  • residential developments;
  • parking spaces;
  • storage units;
  • other property-related assets.

Funding raised through the platform can be used at different stages depending on the structure of each deal.

In this way, crowdlending can act as a complementary source of capital for property developers.

What is property crowdlending?

Property crowdlending allows a large number of investors to contribute capital to a loan used to finance a real estate project.

Instead of relying entirely on a single financial institution, a development can receive part of its funding from many different investors through an online platform.

In return, participants receive the interest established for the operation, provided the loan is repaid under the agreed conditions.

Civislend allows investors to participate in selected projects from €250.

It is not the same as buying a property

This model should not be confused with directly investing in real estate.

An investor does not buy part of a home or automatically become an owner of the project.

In lending operations, the investor provides financing to the developer under pre-established conditions.

Depending on the project, there may be different forms of security, loan terms and financial structures.

Civislend’s own project listings include operations with different mortgage rankings, interest rates and repayment periods.

Andalusia becomes Civislend’s leading region

Málaga’s importance forms part of a broader expansion across Andalusia.

The region has accumulated 53 financed operations across six provinces, representing around 30% of Civislend’s activity in Spain.

Recent sector data also places Andalusia as the autonomous community with the highest number of projects financed through the platform.

Málaga plays a particularly important role within these figures and has become one of Civislend’s key markets.

Beyond residential property

The Andalusian portfolio also shows that the model is not limited to conventional housing developments.

Civislend has participated in operations linked to:

  • residential developments;
  • high-end housing;
  • hotel assets;
  • tourism projects;
  • other types of real estate investment.

This variety reflects the structure of the Andalusian property market, where large cities, tourist destinations and residential areas with strong domestic and international demand coexist.

Why Málaga attracts this type of financing

Málaga’s importance in property crowdlending can be explained by several factors.

First, the province has a high level of development activity.

Second, the Costa del Sol has a very diverse property market covering permanent residences, second homes, investment property and luxury housing.

This creates financing needs at different stages of property developments.

For developers, using a crowdfunding platform can help diversify funding sources and complement traditional bank finance.

Why can crowdlending appeal to developers?

Traditional bank financing remains fundamental to large real estate projects.

However, it does not always cover every capital requirement throughout the entire life of a development.

Crowdlending can be used as complementary financing for land purchases, specific construction costs, development expenses or other needs depending on the structure of the project.

This allows developers to combine different sources of capital within the same financing strategy.

Civislend is registered with Spain’s CNMV

Civislend currently operates as a Crowdfunding Service Provider, known in Spain as a PSFP.

The company appears on the official register of Spain’s National Securities Market Commission, the CNMV, under registration number 8, with its current status dating from October 2023.

Its authorised activities include facilitating loans and providing services related to the interest rates attached to crowdfunding offers.

The company previously operated under Spain’s earlier crowdfunding platform framework before moving into the European regulatory system for crowdfunding service providers.

Regulation does not remove investment risk

Regulatory supervision is important, but it should not be interpreted as a guarantee that every project will perform as expected.

Capital invested through crowdlending may be exposed to risks related to delays, developer difficulties, changes in the property market or defaults.

For that reason, headline returns should always be assessed alongside the rest of the conditions attached to each operation.

Type of security, mortgage ranking, duration, leverage and the financial position of the developer can all vary significantly from one project to another.

Málaga reflects the growth of property crowdlending

The €59 million channelled through 31 projects places Málaga in a prominent position within Civislend’s activity.

The combination of strong development activity, the Costa del Sol’s international appeal and the diversity of the residential market has created favourable conditions for new financing models.

For developers, crowdlending provides another option for completing the financial structure of a project.

For private investors, it offers a way to participate in property-related operations without directly purchasing a home or other real estate asset.

A model gaining ground alongside traditional banks

The expansion of platforms such as Civislend shows how property finance is incorporating new players.

Banks remain essential to the sector, but private capital and crowdfunding platforms are increasingly present in certain phases of development projects.

In Málaga, Civislend’s figures illustrate that evolution clearly.

With 31 projects and €59 million in financing, the province has become one of the company’s reference markets and one of the clearest examples of the growth of property crowdlending in Spain.
