International Buyers Drive New-Build Demand in San Pedro as Zinnia Sells 13 of Its 19 Homes

International Buyers Turn Their Attention to San Pedro Alcántara
Foreign demand continues to play a leading role in Marbella’s residential property market. One example of this trend can be found at Zinnia, a new-build development in San Pedro Alcántara that has sold 13 of its 19 homes since marketing began in January 2025.
This means approximately 68% of the development has already secured buyers. Construction is at an advanced stage, with completion and handover scheduled for the first half of 2027.
The project comprises one, two and three-bedroom homes in a location close to the beach, Puerto Banús and the main services available in central San Pedro.
Dutch and Polish Buyers Lead Sales
Clients from the Netherlands and Poland represent the largest groups among Zinnia’s buyers. Purchasers from Lithuania, the United Kingdom, Israel, Saudi Arabia, Norway and Estonia have also acquired properties.
This range of nationalities reflects San Pedro Alcántara’s ability to attract buyers from several international markets. Connections through Málaga Airport, the climate, proximity to the Mediterranean and Marbella’s extensive services all contribute to interest in this part of the Costa del Sol.
Most foreign purchasers are non-residents buying a property in the area for the first time. However, some transactions have involved clients already living in nearby municipalities such as Estepona and Benahavís who are familiar with the local property market.
Second Homes, Investment and Permanent Living
Second homes are the principal purpose behind the properties sold. For these buyers, owning a home near the sea provides a base for spending part of the year on the Costa del Sol while remaining close to shops, restaurants, schools and healthcare facilities.
Other purchases have been made as investments. Some transactions have been completed through corporate entities, indicating that new-build property continues to be viewed as an attractive asset within the Marbella market.
A third group consists of buyers planning to relocate permanently and use the property as their main home. The combination of these three uses means demand is not exclusively dependent on holiday tourism.
Professionals Aged Between 40 and 55
The most common buyer profile consists of couples and married partners aged between 40 and 55 with established professional, business or executive careers. Lawyers, doctors, entrepreneurs, designers, project managers and company directors are among the professions represented.
The development has also attracted younger couples and individual buyers. This variety suggests that new-build homes in San Pedro appeal to more than one customer profile, although strong purchasing power and professional stability remain common characteristics.
Demand for terraces, natural light, communal amenities and energy-efficient systems is also shaping the priorities of people purchasing a second home or relocating to the Costa del Sol.
A 19-Home Development Near the Sea
Zinnia is a small-scale residential project containing 19 one, two and three-bedroom properties. Its location provides access to services in San Pedro Alcántara and places the beach and Puerto Banús only a few minutes away.
Communal amenities include a gym with a sauna and a rooftop swimming pool with a solarium. This part of the building has been designed to offer views towards the Mediterranean and La Concha mountain.
The limited number of residences reflects a model that seeks to combine privacy with shared facilities. Proximity to the town centre also enables residents to complete many everyday activities without relying on a car.
Energy Efficiency and Lower Consumption
The building has been designed to achieve an A-A energy rating. Its construction incorporates double-layer façade insulation, exterior frames with thermal breaks and glazing intended to improve both energy and acoustic performance.
Domestic hot water will be produced using an aerothermal system, while the properties will feature ducted climate control. A self-regulating ventilation system will support the renewal of indoor air.
The underground garage will have pre-installation for electric vehicle charging points. Water-saving measures include flow reducers on taps, optimised flushing systems and saline chlorination for the rooftop pool.

Zinnia’s sales figures do not represent Marbella’s entire property market, but they illustrate several trends affecting new construction: the importance of international buyers, strong demand for second homes and growing interest in efficient buildings located close to everyday services.
San Pedro Alcántara also combines two particularly attractive qualities. It provides a year-round urban lifestyle while offering rapid access to beaches, golf courses, Puerto Banús and the wider Marbella area.
