The uncertainty caused by the current international geopolitical situation has driven up the demand for luxury homes in the Golden Triangle, which includes the towns of Marbella, Estepona, and Benahavís, by more than 30%, with the markets showing the greatest interest being the Gulf countries and Europe, according to Javier Nieto, CEO of the real estate agency Pure Living Properties, highlighted this Wednesday.

“In times of uncertainty, buyers are looking for more than just profitability; they seek security, stability, and quality of life. Marbella combines all these factors, and this is reflected in a clear increase in demand that we in the real estate sector have been noticing since the beginning of the year,” explained Nieto.

This increase, as reported by the company in a statement, responds to a change in behavior of the international investor, who, given geopolitical and economic instability, is redirecting their decisions towards established destinations within the European environment. Marbella has established itself as one of the main favorites of this movement, both in the buying and selling segment and in premium rentals.

According to the latest reports prepared by various international bodies, the city has climbed to the fifth position globally among the most attractive destinations for large fortunes, ranking behind Madrid, Milan, Dubai, and Miami, which confirms its entry into the global luxury residential circuit, according to Pure Living Properties.

International Investor

The international context is causing a shift in investment flows and a “growing interest” is being detected from investors from Gulf countries such as the United Arab Emirates, Qatar, Saudi Arabia, or Kuwait, who are seeking stable alternatives within Europe, the real estate agency pointed out.

This phenomenon is complemented by the behavior of European investors who, given the uncertainty, are prioritizing established destinations such as the Costa del Sol. In this group, traditional markets such as the United Kingdom, Germany, France, or the Netherlands stand out, as well as sustained growth in Eastern countries like Poland, Ukraine, or Romania, which in recent years have increased their presence in the high-level real estate segment.

Thus, luxury rentals have become the gateway, as “many families are bringing forward their vacations or extending their stays in Marbella to spend more time in a safe environment,” Nieto pointed out, emphasizing that renting a home “is becoming a way to get to know the destination before making an investment decision.” According to him, in many cases these stays “lead to property visits and purchase processes that materialize in the following months.”

Extension of the Season

“We are seeing how the high season has practically moved forward by two months. And everything points to it also extending beyond the summer, probably well into the autumn,” explains Nieto. This behavior confirms a structural change in the positioning of Marbella, which ceases to be a seasonal destination to consolidate as an active enclave throughout the year.

In this context, safety is consolidated as one of the main assets of the destination. “Marbella has always been a safe place, but in times of international tension this factor becomes even more relevant. It is one of our great differential values and we must continue to protect it,” concluded the CEO.

Air Connectivity

Connectivity has become one of the decisive factors in this new scenario. The Airport of Málaga-Costa del Sol exceeds 20 million passengers annually and maintains connections with more than 150 international destinations. According to Aena data, in the first quarter of 2026, it surpassed 5 million passengers, which represents an increase of 6.3% compared to the same period in 2025.

The accessibility, combined with the possibility of road travel from various points on the continent, reinforces its positioning as a safe, close, and fully operational destination even in contexts of uncertainty, the company indicated. To this, it has added a mild climate with more than 300 days of sunshine a year, a gastronomic offer, health services, international schools, and a lifestyle that combines “privacy, safety, and well-being.”
